Buying a home can seem impossible but I am here to let you know, YOU CAN DO IT. Being a First-Time Home Buyer will be so rewarding in the end, learn to trust the process. Let me walk you through some steps that will have your mind at ease about making your dreams become a reality.

 

Hire an Agent

I don’t say this because I am an agent but because I value your money and you. The process of buying a home can be a daunting task. Some deals are smooth and others are not. We always hope for a smooth deal but Misty and I have had our fair share of interesting and challenging transactions in this profession. Misty and I don’t want you stuck in the middle of something you don’t know how to get out of so go ahead and let us assist you on buying your very first home. Hiring and agent with experience and knowledge of the area you are interested in is important. Misty and I have over 8 years in experience in Grandview, TX and surrounding areas as well ranging from foreclosures back in 08 to land, new construction homes and pre-existing homes. We are aware of the in’s and outs of Johnson County and of real estate. SIDE NOTE: As a buyer, you will pay nothing! The Real Estate Agents commission comes from the seller’s side. As a seller, know that the money is worth it because you’re getting an experienced real estate agent and the knowledge of knowing you don’t have to go through this transaction blind.

 

Building a Great Foundation

You don’t want to get in over your head as a first time home buyer so if I have any advice, it is to be patient and build a great foundation. Give yourself time to save up cash, build your credit, and take all expenses into consideration. Seek advice from others you look up to and let them help you learn from their mistakes on buying their first home. There are many costs you may not know about, which is another reason your real estate agent and loan officer are so vital. Talk with your lender and ask TONS of questions. Learn about every detail of a transaction before committing to anything!

 

SIDE NOTE: Talk with your lender ahead of time because there are many types of loans that can help first-time home buyers with down payment assistance programs. Most Real estate agents have preferred lenders they can send you to.

Know What You Want

Look up homes, do your research, and get a feel for what you like.  Be specific when talking to your agent so they know exactly what you’re looking for in a home. They will be able to guide you in the right direction much more efficiently. It may help to make a list of must haves and definite no’s so you can know exactly what you want when you begin the process of looking at homes. Take a look at zillow or pinterest for ideas on what you want in a home!

 

Offering and Contract

Once you have found the right property, your agent will help assist and guide you through the offering process. Once you and the seller come to an agreement, you will have a contract on the home. From then until your closing date, you will have to make sure you have all of your loan paperwork completed, and get all your down payment and closing cost money ready. There are a few small things your real estate agent will assist you with during this time as well, such as inspections, any repairs you may want done, etc. This is another huge part of your real estate agents job because it is your first time dealing with this process, so they will assist you each step of the way.

Closing Day

THIS IS THE DAY YOU HAVE WORKED SO HARD FOR. Once you get here, you will be signing legal documents and officially receiving your keys! The process will be over and you can officially move into your new home. With all of this being said, signing day is so incredibly fun and exciting. You get to see all of your hard work pay off. Enjoy this day and remember that it was all worth it in the end. You have prepared yourself for this moment for so long and you finally get to see the benefit of being patient and trusting you real estate agent.
